Most of my work has been in the Mediterranean and Spanish styles, which is not surprising, since they are very popular in Southern California.

The details are important, and can add to the cost of the project. If you really want to be true to these styles, you will have some of the following features:

• Arched windows or Entry
• Stone trim and/or columns
  
• Wrought iron railing and/or window accents
• Smooth stucco walls, Spanish tile roofing
• Curved element (stair tower, for example)
• Heavy wood beams at decks and/or detailed beam ends at overhangs

This traditional style also very popular in this area, even though it originated in the eastern US coastal communities. Some of the distinct design features include:

• Wood siding or shingles
• Wood trim at windows, doors and corners
• Gable roofs (steep pitches preferred)
• Dormers and/or cupolas
• Divided lites on windows

I've had the pleasure of designing many beach-front and ocean-view homes. While these lots may be small, and the styles vary, there are some common features:

• Windows facing the view
• Decks and balconies (including roof decks and grade-level patios)
• Stucco and other materials which stand up to ocean-front environment
• Maximum height and floor area allowed by California Coastal Commission
